The Majestic: Chanin's Other Deco Towers on the Park

The Majestic put windows around the corners of a 1931 building, which almost nobody was doing. Irwin Chanin's twin-towered block at 115 Central Park West replaced a Victorian hotel and introduced glazing that wraps a corner without a masonry pier interrupting it.

It stands directly opposite the Dakota, which makes the pair a useful lesson in how fast New York apartment design moved in fifty years. Let's take it.

A 1931 building using the zoning allowance that produced the avenue's twin-towered set, resolved in Chanin's Deco language of horizontal banding and streamlined massing. The corner windows are the innovation and they are visible from the street as well as from inside.

Chanin was a developer as well as an architect, and the plans reflect it: efficient circulation, practical apartments, and ornament placed where it earns its cost.

The building stands within the Central Park West historic district, so the exterior is protected and the streetscape around it will not change materially.

It gives a room two directions of light without a structural pier in the middle of the view. In 1931 that required rethinking how the corner carried load, which is why so few buildings of the period have it.

The practical effect is that a corner apartment here behaves quite differently from a corner apartment in a conventional prewar building, where the two windows are separated by masonry.

Fifty years across one street

The Dakota opposite was completed in 1884 and this building in 1931. Standing between them shows how completely apartment design changed in half a century: masonry and gables on one side, banded brick and corner glass on the other.

Both are cooperatives, both are landmarks, and both face the same park. What differs is everything about how the rooms behave, which is why viewing an apartment in each is genuinely informative rather than merely pleasant.

Reading maintenance in a prewar cooperative

Maintenance includes the shareholder's proportion of the building's property tax and of any mortgage on the building itself, which is why the figure looks high beside a condominium's common charges.

Add property tax to the condominium figure and ask for the cooperative's underlying mortgage balance and term. Only then are the two numbers describing the same obligation.

Facade, lift and mechanical systems have known replacement cycles, and the assessment history shows how a board has handled them over decades.

A prewar building that assesses regularly and spends is in better condition than one that has not assessed in twenty years. Read the pattern rather than the absolute figure.

For a buyer with US-documented assets, a corner apartment here is among the better prewar propositions on the avenue. For a buyer whose finances sit abroad, the same apartment illustrates why ownership form has to be settled before architecture is discussed at all.

One point applies to every purchase of this kind made from another country. The document work — financial statements, reserve balance, assessment history, board minutes and the governing agreements — can be completed in full before anyone travels, and it is what determines whether a building is sound.

The physical inspection is the only part that requires presence, and even that can be run as a live walkthrough with dimensions and light conditions recorded on camera. Buyers who travel first and read afterwards routinely lose weeks on buildings the documents would have ruled out in an afternoon.

A last note on the twin-towered set. Four of them went up on this avenue within roughly two years and none has been built since, which fixes the supply permanently and is the main reason they hold value through cycles that reprice newer buildings sharply.

A practical note on timing. Cooperative purchases take six to ten weeks longer than condominium ones because the board package and interview sit between contract and closing, which matters whenever a move date is fixed.

A last note for buyers weighing this against the newer condominium towers a few blocks south. Those buildings offer current systems, deeper amenity and no board interview at a materially higher price per square foot and carrying cost.
