A buyer in the room notices
a hundred things by accident

A buyer on a video call notices none of them unless someone deliberately looks. The gap closes with a structured checklist and a person who works for you rather than for the seller.

Step 1Start at the subway, not the front door

Half the value of a viewing happens before anyone reaches the apartment.

An agent conducting a live walkthrough will do all of this if asked, and none of it if not.

Step 2Inside the apartment: run it, do not look at it

An edited clip is marketing. A live call is inspection. Insist on the difference and on a steady phone.

Measure, do not estimate
TAPE OR LASER

Room dimensions and ceiling height taken on camera. Advertised square footage is frequently generous and is not a regulated measurement.

Systems switched on
OUT OF SEASON TOO

Heating and cooling run even in the wrong month. Windows opened and closed. Closets opened, including the ones a camera would skip.

Two calls, different times
THE BEST HABIT

One at a weekday rush hour with windows open, one in the evening. Noise and light are the two things buyers regret most.

Ask what work was done
AND PERMITTED

Unpermitted alterations become the buyer's problem at resale, and sometimes immediately when the managing agent notices.

Ask why they are selling
AND HOW LONG LISTED

A long listing history in a liquid market is a signal about price, condition or the building.

Step 3The documents are half the viewing

No walkthrough reveals a reserve fund, and the building's finances decide more outcomes than the finishes.

Reserve balance, assessment history, current litigation, planned capital work and two years of board minutes are invisible in every photograph and decisive in every purchase. For an overseas buyer, two further questions matter more than any finish: does the building permit non-resident ownership, and what does it allow by way of subletting.

All of it is answerable in writing before a viewing is arranged. Doing the reading first eliminates buildings that were never going to work, which saves the most expensive kind of time — the kind spent falling for an apartment you cannot buy.

Step 4What video cannot show, and who covers it

Smell, vibration, and the feel of the walk from the subway at night do not transmit. Those belong to whoever is representing you on the ground, which is why independent representation matters more for a remote buyer than for a local one. Someone representing the seller will show you the apartment; someone representing you will show you the problems.

A structured checklist also creates a record. Six weeks later, comparing four apartments seen across three time zones, memory blurs and photographs flatter. Written answers to the same questions for each candidate make the comparison possible — and make it obvious which building answered readily and which did not.

Can I really buy without seeing the apartment myself?

Yes, and it happens regularly. What replaces your presence is a structured live walkthrough, a professional inspection and building document review — not a series of photographs.

What should a walkthrough cover?

The street approach, entrance, lobby, corridor, every room including closets, the view from each window, the mechanical fixtures and the service areas. Live and unedited.

How do I judge noise remotely?

Ask for the walkthrough at a weekday rush hour with the windows open, then again on a separate call in the evening.

Should I hire my own inspector?

Yes. The inspector should be engaged by you rather than recommended solely by the seller's side, and should report to you directly in writing with photographs.

Is square footage reliable?

Advertised figures in New York are not a regulated measurement and are frequently generous. Ask for dimensions measured on camera.

What order should this happen in?

Building documents first, live walkthrough on the survivors, professional inspection on the one you intend to buy.
