Repairs and upkeep
Contractors arranged and supervised, with photos before and after. Inspections at move-in, move-out and when something looks wrong.
The payment calendar
Common charges, real estate tax, insurance and utilities tracked against their due dates, so nothing is missed while you are in another time zone.
Renewals and turnover
Renewal terms agreed well before the lease ends, or the apartment prepared and re-let with as little vacancy as possible.
A monthly owner report
Each owner has a private, password-protected page showing the month: rent, charges, payments, work done and anything that needs a decision.

Tax on the rent
Rent paid to an owner who is not a US resident is subject to federal withholding unless the owner elects to be taxed on net income, and a New York return may be due as well.
