American property runs on public records. Deeds, tax bills, violations, flood zones and licences are all free to look up, and most of the questions a buyer asks an agent can be answered from these instead. Every link below is official or primary, and every one is free.

New York City property records

Every deed, mortgage and tax bill in the five boroughs is public and free to read. If you are buying in New York, these five sites answer more questions than any broker can.

Nationwide market data

The numbers that move US real estate, from the bodies that publish them. Use these rather than a portal's estimate when the figure matters.

Mortgages and rates

Rates, terms and the rules lenders work under. A foreign buyer without US credit is priced differently from these benchmarks, but this is where the benchmark sits.

US tax, direct from the IRS

Cross-border property tax is where most advice on the internet is out of date. These are the primary documents. Read the publication before you accept a summary of it.

Checking who you are dealing with

Licensing in the US is at state level and every state publishes a lookup. Verify the licence before the first meeting, not after the deposit.

Flood, climate and physical risk

Insurance is repricing faster than property in several US markets, and in a few of them it is the reason the deal does not work. Check before you offer, not at the insurance quote.

US housing law prohibits steering a buyer towards or away from an area on the basis of who lives there. Anyone selling to you is bound by it, and so are we.
