The order matters more
than the list
Almost everything here depends on something else being done first. Do them out of sequence and each one waits on the last.

Before you flySix to eight weeks out
| Task | Why now | Watch for |
|---|---|---|
| Confirm the visa and the start date | Everything downstream is dated from it | Dependants' filings run on their own clock |
| Decide buy or rent | The two paths need different money in different places | Buying from abroad needs the funds documented early |
| Set the housing budget | Rent needs 40x income, or a guarantor | Guarantor fees are a month's rent a year |
| Shortlist areas by commute | Time on the train, not distance on the map | Express and local stops differ by 15 minutes |
| Ask your bank about a US account | An existing relationship may open one remotely | Only some international groups offer it |
| Start school applications | Places close early, and this is the longest lead item | Applications typically run the previous autumn |
| Get documents apostilled | Powers of attorney and certificates are slow | Weeks, not days, in most countries |
First weekOn the ground
Apply no earlier than about ten days after entry, so the Social Security Administration can see your entry record. Applying too early is the most common reason a first application fails, and it costs two weeks.
Passport, second ID and a US address. Several majors will open without an SSN using a W-8BEN. Do this before the lease, because the deposit and first month have to come from a US account.
Almost every verification step from here wants a US mobile. Without an SSN expect a deposit or a prepaid plan for the first months.
Approval needs the income evidence or the guarantor in place. Have both ready before you start viewing, not after you find the apartment you want.
First monthSetting up
| Task | Depends on | Typical time |
|---|---|---|
| Utilities in your name | Signed lease | 2–5 days |
| Internet installed | Signed lease | 1–2 weeks, book at signing |
| Secured credit card | Bank account, SSN or ITIN | Same week |
| State ID or driving licence | SSN, proof of address | 2–6 weeks for the licence |
| Health insurance active | Employer enrolment | Confirm the start date, not the offer date |
| Register the children at school | Proof of address, records | 1–3 weeks |
| Furniture and shipping | Move-in date | Sea freight is 6–10 weeks door to door |
The chain that catches people is SSN, then bank, then credit card, then everything that asks for a card. Each link waits on the one before it, and the whole chain is roughly six weeks if nothing goes wrong.
First yearWhat comes later
File a US tax return for the year of arrival, and check whether your first year makes you a dual-status filer — it changes what is taxable and which deductions apply. If you kept accounts at home, check the FBAR and FATCA thresholds; they are low and the penalties are not proportionate.
If you are buying rather than renting, twelve to twenty-four months of US credit history moves your mortgage out of the foreign national tier and into ordinary pricing. On a million-dollar loan that difference is worth more than most people expect, which is an argument for renting first and buying in year two.
Yes. Landlords want income evidence and a guarantor, not an SSN. The screening will note the thin file, which is exactly what the guarantor company is for.
Two to six weeks before your move-in date. New York inventory is listed on that horizon and good units go within days, so searching three months out mostly shows you what did not let.
Sea freight runs six to ten weeks door to door and is worth it for a long posting. For two or three years, furnished or bought locally usually costs less once shipping both ways is counted.
In Manhattan, no, and parking will cost more than a car payment. In the suburbs, one per working adult is the working assumption.
