New York landlords want annual income of forty times the monthly rent, documented in the US. Arriving from abroad, almost nobody meets it on paper.

Point 2The 40x rule, and what to do about it

The standard test is annual income of forty times the monthly rent. A $5,000 apartment therefore asks for $200,000 of documented annual income, evidenced by US payslips, a US employment letter and often US tax returns. A tenant who has just arrived has none of these.

A guarantor company underwrites your lease for a fee of roughly one month's rent per year. Budget for it from the start rather than discovering it at application — on a $5,000 apartment that is another $5,000 in the first-year cost.

Point 3Move-in cost

First month plus deposit
STANDARD

One month's rent up front and one month as a security deposit. New York law caps the deposit at one month on most residential units, which is lower than many arrivals expect.

Broker fee
VARIABLE

Where the tenant pays, it runs 8.33% to 15% of the annual rent — one month to nearly two. Many buildings pay it instead, and whether a listing is fee or no-fee changes the first cheque more than the rent does.

Roughly a month's rent, paid annually, if you use a guarantor company.

Application and credit check
SMALL

New York caps tenant screening fees at $20 per applicant.

Point 4Timing

Inventory turns over in May to September and prices peak with it. October to March is slower, with more room to negotiate and more concessions offered — a month free, or the owner paying the broker fee. If your arrival date is flexible, moving in the winter is worth several thousand dollars.

Apartments are listed two to six weeks before availability and good ones go in days. Searching more than six weeks out mostly means looking at what did not let.

Can I rent before I arrive in the US?

Yes, and most relocating tenants do. Video viewings and remote signing are standard. Approval still depends on the income evidence and the guarantor question, so start that first.

Is the broker fee negotiable?

The rate is, and whether it applies at all depends on the listing. Ask which side pays before you view — it is the largest variable in the move-in cost.

What is rent stabilisation?

A regulated category with limits on annual increases and a right to renew. Roughly a million units in the city are covered, mostly in older buildings. You cannot ask for it — a unit either is or is not.

Do I need a US bank account first?

For the deposit and the first month, yes in practice. Landlords are reluctant to take foreign wires for a lease. Opening the account is usually the first thing to arrange.
