The portals are good at price and square footage. Everything that decides whether a building is a good one sits outside the listing.

Start with Redfin or Zillow to establish the comps, then work the specific market's dominant portal for individual listings.
Point 2What you can and cannot see
Price, layout, square footage, common charges, taxes, days on market and the price-cut history. A listing that has sat with two reductions is telling you something about the seller's position.
How the building is actually run, the state of the reserve fund, noise from above and below, light at different times of day, and what is being built next door.
Two apartments at the same price can carry very different liabilities. The minutes and the financial statements are the difference, and they are obtainable before contract.
Some owners will not list publicly. Those properties move through broker networks, so watching the portals alone means never knowing they existed.
Point 3Reading a listing properly

| Long days on market | Overpriced, or is there something about the unit or the building? |
| Several price cuts | The seller's position — and your leverage. |
| New to market after a gap | Was it re-listed to reset the counter? |
| Tax figure much lower than comparable units | Is there an abatement, and when does it expire? |
| Photographs that avoid one room | Usually there is a reason. |
