before you sign anything
Whose side the agent is on, and who pays them, decides more about the outcome than anything on their website.

Point 1The five checks

| The licence, and the state it is in | Brokerage is licensed state by state. A New York licence does not cover a Florida transaction. | Search the state's licence database by name or firm. |

Point 2How the US market is structured
In most US markets a buyer works with their own broker who owes duties to the buyer, not the seller. Turning up unrepresented at a listing agent's open house means the only professional in the room works for the other side.
Following the National Association of Realtors settlement, the seller no longer routinely sets the buyer-side fee. Who pays whom is now negotiated deal by deal, and must be documented before you view.
An agent licensed in one state cannot represent you in another. Multi-state searches need a licensed partner in each, and you should know who that is.
New York transactions run through attorneys on both sides who draft and review the contract. Other states use escrow and title companies instead. The workflow, and where you need representation, differs.
