Zoning is set by address,
never by neighbourhood

Two apartments on the same street can sit in different school zones. Verify the specific address with the education department before it influences where you buy or rent.

Step 1How to check an address properly

Four steps, all of them free, and none of them involving an agent's opinion.

Outside the city, zoning follows the school district boundary, which does not always follow the town or the postal address. In Westchester and on Long Island a single town can span two districts, and the tax rate follows the district as well.

Step 2The four systems, and what each costs

Zoned public schools
FREE

Entry is by address, and a child living in the zone is entitled to a place. Elementary is generally zoned; middle and high school admissions in New York City involve applications and, at some schools, screening. Popular zoned schools do run waiting lists.

Charter schools
FREE

Publicly funded, independently run, and admission is by lottery rather than address. Applications open in the winter for the following September. They are an alternative to the zoned school rather than a supplement.

Independent schools
$40,000–$65,000 A YEAR

Private day schools in New York City. Admission is competitive, applications open around a year in advance, and places for a family arriving mid-year depend entirely on who has left.

International schools
$35,000–$60,000 A YEAR

Bilingual and international curriculum schools, including French, Japanese, German and International Baccalaureate programmes. Usually the softest landing for a child arriving without English, and often oversubscribed.

Public school enrolment for a child living in the zone is an entitlement, not a competition, and it does not depend on your immigration status. Bring the address proof in the name on the lease.

Step 4Sequencing a move around the school year

The US academic year runs from late August or early September to June. Independent and international school applications for that September generally close between November and January, with decisions in February and March — which means a family deciding in April has missed the cycle for the good part of the market and is working from whatever places remain.

If the school decision drives the housing decision, take a short-term furnished let first and buy afterwards. Committing to a purchase before the school place is confirmed is the sequence families most often regret, because the property is the harder of the two to undo.

Can my child attend a public school with any visa status?

Public education in the US is available to children living in the district regardless of immigration status. The school establishes residence, not status.

How much does an address really change the schooling?

For elementary school in New York City, entirely — the zoned school follows the address. Verify with the DOE finder rather than relying on a listing description.

Are schools near a property a fair thing for an agent to discuss?

We will give you the official sources and help you read them. We do not rank schools or describe areas by who lives in them, which is both a fair housing matter and not information you should be buying on.

What is the wait for an international school place?

It varies by school and year group, from immediate to more than a year. Apply to several, join the waiting lists early, and ask each school directly how their list has moved historically.

Does a school district change property taxes?

Outside New York City, yes and substantially — the school portion is the largest part of the property tax bill in most suburban districts. The district boundary, the tax rate and the address are one question, not three.
