The Century is the southernmost of Central Park West's twin-towered buildings and the most thoroughly Art Deco. Irwin Chanin's 1931 building uses horizontal banding and streamlined massing rather than the classical crowns Emery Roth put on the San Remo forty blocks north.

It also sits closest to Columbus Circle, which gives it the best transport position on the avenue. Let's take the building and the ownership form.

Chanin was a developer as well as an architect, and the building shows it: the plan is efficient, the apartments are practical, and the ornament sits where it is visible from the street rather than everywhere.

It stands within the Central Park West historic district, so the exterior is protected and the streetscape around it is unlikely to change.

Position on Central Park West matters more than buyers expect. This is the closest of the twin-towered buildings to Columbus Circle, which means the subway interchange, Midtown and the Lincoln Center district are all within a short walk.

The park is identical along the whole avenue. What differs is everything else — transport, shops, and how far you are from the commercial concentration at the southern end.

That is why prices at this end have historically run above those at 90th Street, for buildings of comparable quality and the same park frontage.

Maintenance includes the shareholder's proportion of the building's property tax and of any mortgage on the building itself, which is why the figure looks high beside a condominium's common charges.

Add property tax to the condominium figure and ask for the cooperative's underlying mortgage balance and term. Only then are the two numbers describing the same obligation.

Deco planning versus classical planning

Buildings from this exact moment differ more than their shared silhouette suggests. Chanin's plans are efficient and modern for 1931; Roth's are more formal and more generous with circulation space.

Neither is better in the abstract. The question is whether you want a formal entrance sequence and separated rooms or a plan that uses its area on the rooms themselves.

A practical note on timing. Cooperative purchases take six to ten weeks longer than condominium ones because the board package and interview sit between contract and closing.

One last point on the set as a whole. Four twin-towered buildings were completed on this avenue within about two years and none has been built since. The supply is fixed permanently, which is why they hold value through cycles that reprice newer buildings sharply.

The document work — financial statements, reserve balance, assessment history, board minutes and the governing agreements — can be completed in full before anyone travels, and it is what actually determines whether a building is sound.
