111 Murray: The Flared Glass Tower in Tribeca

111 Murray gets wider as it goes up. Kohn Pedersen Fox's 2018 tower in Tribeca flares outward toward its top, which increases the floor area of the upper apartments and replaces the conventional right-angled corner with curved glass.

That is an unusual decision structurally and an expensive one, and it changes what the best apartments in the building are. Let's take it.

1. What the Building Is

A glass tower with a flared profile, near the Hudson at the western edge of Tribeca. Most towers taper as they rise because it is cheaper and simpler; this one does the opposite, which puts the largest floor plates where the views are best.

The curved corners follow from the same decision. Where a conventional tower meets its corner at ninety degrees, here the glass turns continuously, and the rooms behind it read differently as a result.

Below, the district is low-rise former industrial fabric — the same context that makes 56 Leonard and 443 Greenwich read as interventions rather than as one more entry in a skyline.

2. What Curved Glass Does to a Room

It removes the corner. The outlook becomes continuous across the width of the room rather than interrupted by a structural angle, which is the whole argument for building this way.

The trade is furniture, joinery and art. Curved walls constrain how a room is fitted out, and buyers who have only lived in rectilinear apartments frequently underestimate how much that matters day to day.

It resolves in ten minutes standing in the apartment and never resolves from a floor plan. That is the strongest argument for a proper walkthrough in this building rather than a photographic one.

3. Amenity Depth and What It Costs

Towers of this generation compete on amenity, and amenity is funded permanently. Pools, lounges, spas and staffed facilities consume heat, insurance, cleaning and payroll whether or not any individual owner uses them.

In a building of reasonable scale that cost divides widely, which is why the model works here. The number to compare is the charge per square foot, not the length of the list.

Manhattan condominium operating expense runs a median $15.52 per square foot a year as a reference point. A full-amenity tower runs above it, and the gap should be explicable rather than merely accepted.

4. Buying Here as an Overseas Purchaser

Straightforward as a condominium: no board approval vote, non-resident and entity ownership accepted, subletting governed by written building rules. Tribeca's stock is heavily condominium, which is why so many international searches end downtown.

Mansion tax applies from $1 million on the whole price, reaching 2.25% between $5 and $10 million and 3.25% above $10 million. Where units remain with the sponsor, transfer taxes are customarily shifted to the purchaser, roughly a further 1.8 to 2.0%.

The upper floors are a different building

Because the tower widens as it rises, the apartments at the top are materially larger and differently shaped from those below. A comparable ten floors down is a guide rather than an equivalent.

Ask for closed sales by line and by band of floors rather than for the building as a whole. All prices are public record in New York and the pattern becomes obvious immediately.

River outlook and what protects it

The Hudson frontage to the west is protected by the highway and the waterfront park rather than by the absence of a developer, which makes it more durable than a view over low buildings inland.

Confirm what the specific apartment sees and from which rooms. Within a single tower the difference between a river line and an inland one is substantial and correctly priced.

Sponsor position and board control

In any recent building, establish how many units the sponsor still holds. While a significant block remains unsold the sponsor controls the board, sets budgets and reserve contributions, and can dispose of units in bulk at a discount.

A bulk disposal resets the comparables under your own resale. Ask what proportion has closed and when board control transfers.

Final Thoughts: Pay for the Top or Not at All

The flare is the building's argument, and it only pays off high up. Lower floors are a good downtown condominium; upper floors are the reason the tower was designed this way at all. Establish which band an apartment sits in before comparing it with anything, and stand in a curved room before deciding whether the geometry is the attraction or the compromise.

A note on financing for a buyer abroad. Foreign national mortgages require a larger deposit and a longer underwriting period than domestic ones, and lenders assess the building alongside the borrower.

Begin that process before an apartment is identified. A seller's timetable will not wait for an approval that has not started, and in a competitive building that alone decides who gets the apartment.

A final note on downtown as a whole. Tribeca, the financial district and the western waterfront now offer several towers of similar vintage and specification within walking distance of each other, which makes the comparison unusually tractable for a buyer working from abroad.

Put three of them side by side on total carrying cost per square foot, private outdoor space and protected outlook. The ranking usually resolves itself without any judgement about which lobby is more impressive.

One point that applies to every purchase of this kind from another country. The document work — financial statements, reserve balance, assessment history, board minutes and the governing agreements — can all be completed before anyone travels, and it is the part of the process that actually determines whether a building is sound.

The physical inspection is the part that requires presence, and even that can be run as a live walkthrough with measurements taken on camera. Buyers who reverse the order, travelling first and reading afterwards, routinely lose weeks and occasionally lose deposits.
