San Diego Real Estate Market 2026: Prices, Rents, Yields

By Satoshi Onodera7 min read

San Diego crossed the million-dollar mark and stayed there. Zillow's typical home value of $1,002,065 is down 1.7% on the year, yet five-year growth of 24.4% leads California's major cities — ahead of Los Angeles at 12.6% and far ahead of San Francisco.

The rent tells a different story: $3,038 a month produces a gross yield of 3.64%. Let's look at what that combination means for a buyer.

1. Where San Diego Prices Stand in 2026

The city is down 1.7% year over year while California overall is off 0.4% to $775,549. The state's decade gain of 71.0% happened, and San Diego captured more of the recent portion than its larger neighbours.

Los Angeles at $949,479 has grown 12.6% over five years, roughly half San Diego's pace. The pattern reflects supply: San Diego's buildable land is bounded by ocean, mountains and an international border.

How the last five years set up 2026

California's decade gain of 71.0% was earned mostly before 2022, and the state has traded within a narrow band since. San Diego is the exception that proves the pattern: its 24.4% five-year figure includes real post-2021 growth that Los Angeles and San Francisco did not deliver.

The explanation is employment concentration rather than sentiment. Defence contracting, biotechnology and a large university system kept adding wages in a metro where new supply is physically constrained. A buyer in 2026 is paying for that constraint continuing, which is a more defensible assumption than most housing forecasts require.

2. The Income Problem, Stated Plainly

Article image

At 3.64% gross, a San Diego rental collects $36,456 a year against a $1,002,065 purchase. Deduct California property tax reassessed at the purchase price, insurance, management and vacancy, and the unlevered net commonly lands near 2%.

Add 2026 mortgage rates on a 70% loan and the position is cash-flow negative from day one. That is not a defect in the analysis — it is what a supply-constrained coastal market prices, and buyers should expect it rather than model around it.

The Proposition 13 point deserves emphasis: a purchase generally resets the assessed value to the price paid, so a seller's low tax bill does not transfer. Model the tax on your purchase price, using the sequence in our rental yield guide.

A worked example at the citywide numbers

Take the $1,002,065 typical value and the $3,038 median rent. Fully occupied, the property collects $36,456 a year. Deduct the reassessed property tax, insurance, management at 8-10%, maintenance and one month of vacancy, and the unlevered net commonly lands near $20,000 — close to 2% on the price.

Financed at 70% at 2026 rates, the debt service exceeds that figure comfortably. The owner is therefore funding the position monthly and relying entirely on appreciation, which is the honest description of a coastal California rental and the reason most buyers here are occupiers rather than investors.

3. Financing and Structure for International Buyers

Article image

California places no restriction on foreign ownership. Without a US credit file, foreign national and DSCR loans apply at 25-30% down — though DSCR underwriting is difficult to clear here, because the rent barely covers the debt service at these price levels.

That pushes many overseas buyers toward cash or toward larger down payments than they planned. Establish lender appetite early, since a financing structure that works in Atlanta may not exist for a million-dollar San Diego purchase.

The purchase timeline from abroad

California closes through escrow and title companies rather than an attorney-led process, and a financed purchase typically runs 30 to 45 days from accepted offer. The state contract sets defined contingency periods for inspection, appraisal and loan approval, each functioning as a clean exit if diligence disappoints.

Remote execution is routine: power of attorney or remote notarization for signatures, international wire for funds, and a delegated final walkthrough. The overseas mechanics are the same as in our buying without flying in guide.

Ownership structure and US estate exposure above the $60,000 non-resident exemption should be settled before contract — see our structure article.

4. The Counterargument: Is Coastal California Worth 2%?

Article image

The bear case is arithmetic. Two percent unlevered loses to Treasury bills without the illiquidity, the maintenance or the tenant risk, and California's tax and regulatory environment adds friction that Texas and Florida do not.

The rebuttal is that coastal California has never been an income asset and has never claimed to be. What it offers is a supply constraint that does not relax — the ocean is not moving and the border is not moving — attached to an employment base in defence, biotechnology and higher education that has compounded for decades. Buyers who want yield should look at our highest-yield cities analysis; buyers who want a scarce coastal asset are in the right place and should price the carry honestly.

See how San Diego ranks against nineteen other markets on identical measures in our metro comparison.

What would change our read on San Diego: sustained rent growth above 4% annualized, which would begin closing the gap between price and income; or a defence and biotechnology hiring cycle strong enough to add households faster than the constrained supply can absorb. Either would justify paying today's price for tomorrow's carry rather than merely tolerating it.

Final Thoughts: Buy It for What It Is

For an international buyer specifically, San Diego offers something the yield markets do not: a globally recognisable coastal address in a jurisdiction with clear title, predictable courts and a resale pool that extends well beyond the region. That is the same case New York makes, at a lower absolute price and with better weather.

San Diego suits the long-horizon buyer who wants coastal California scarcity and can fund a thin or negative carry for years. It does not suit anyone whose plan depends on rental income covering the mortgage, and no amount of optimism in a spreadsheet changes that.

A reasonable test before committing anywhere on this coast: fund the annual carry from income you already have, rather than from the property. Buyers who can do that comfortably own coastal California well over a decade. Buyers who cannot are relying on a market to cooperate on a schedule nobody controls.

Frequently Asked Questions

How much does a home cost in San Diego in 2026?

Zillow's typical home value for San Diego is $1,002,065 as of mid-2026, down 1.7% over the past year. California statewide sits at $775,549, down 0.4%.

What is the rental yield in San Diego?

About 3.64% gross — $3,038 median asking rent against a $1,002,065 typical value, before property tax, insurance and management. Coastal California yields are thin by national standards.

Why has San Diego held up better than Los Angeles?

Five-year growth of 24.4% leads the major California cities in our data, supported by defence, biotechnology and university employment alongside a constrained coastal land supply.

Can a non-US resident buy in San Diego?

Yes. California imposes no citizenship or residency requirement on ownership. Buyers without US credit typically use foreign national or DSCR loans at 25-30% down.

How does California property tax work?

Proposition 13 limits annual increases in assessed value for existing owners, but a purchase generally resets the assessment to the sale price. Model the tax on what you pay, never on the seller's current bill.

Is San Diego a good investment market?

For income, no — 3.64% gross rarely produces positive leveraged cash flow at 2026 rates. For a long-horizon coastal asset with constrained supply, it remains one of California's strongest.
