For a buyer with no US credit file, a debt service coverage loan removes the personal income question entirely — and replaces it with one the property either passes or fails.

Point 1What the lender is actually testing
One ratio: the property's rent divided by the debt service it must cover.
A debt service coverage ratio loan ignores your personal income, your employment and your home-country tax returns. It asks whether the property’s rental income covers the mortgage payment, and by how much. A ratio of 1.20 means the rent is 20% above the debt service; 1.00 means it exactly covers it.
That is transformative for a buyer with no US credit file, because the documentation problem largely disappears. It also means the market you choose decides whether financing is available at all — which is the part buyers discover late.

The pattern is not subtle. A buyer who cannot obtain DSCR financing for a million-dollar San Diego rental can frequently obtain it for a Chicago or Philadelphia property on the same balance sheet, because the rent-to-price ratio is doing the work rather than the borrower.
Point 3What the lender will want to see
An executed lease if the property is tenanted, or a market rent appraisal if vacant. The appraiser's figure, not the listing's optimism, is what counts.
Demonstrated liquidity remaining once the purchase completes. This is separate from the down payment and cannot be the same money.
Many DSCR lenders prefer entity borrowers and will lend to an LLC, sometimes with a personal guarantee alongside.
Documentation showing where the down payment came from. Prepare it at the search stage, not when requested.
DSCR programmes underwrite income-producing property. Extensive renovation needs push the deal toward a different loan type.
In Florida and other high-premium states, the insurance figure feeds directly into the ratio and can break an otherwise sound deal.
Point 4The trade-offs against a foreign national loan
Two programmes serve the same buyer, and they fail in different places.
A foreign national loan underwrites you: home-country income, bank references and assets, with certified translation. It works on any property, including thin-yield coastal purchases and second homes, but the documentation burden is substantial and slow.
A DSCR loan underwrites the property. The documentation is light and the process is fast, but the deal must clear the ratio — which rules out most of coastal California and the Pacific Northwest at 2026 rates. Buyers targeting income markets usually prefer DSCR; buyers targeting gateway cities usually need the other, or cash.
