378 West End Avenue: A 1915 Corner and a New Condo Tower
378 West End Avenue is a condominium that joins a restored 1915 apartment house on the corner of West 78th Street to a new 18-storey building designed by COOKFOX Architects.
It sits inside a historic district, beside an individually landmarked church, and both facts shape ownership as much as the amenities do. Here is what buying there involves.
1. What the Building Is

378 West End Avenue stands at the southeast corner of West End Avenue and West 78th Street on the Upper West Side. It joins a restored 12-storey apartment house, completed in 1915 to designs by Schwartz & Gross, with a new 18-storey section that runs east along West 78th Street. The 1 train runs along Broadway one block to the east.
Alchemy Properties developed the project with Daishin Securities, and COOKFOX Architects designed both the exterior and the interiors. The new section replaced Platten Hall, a 1960s building of the Collegiate School, and the two parts are joined inside behind visibly different facades.

Building facts. Unit-level figures such as size, monthly charges and tax must be obtained for each apartment.
The building is a condominium. The city's tax roll lists 57 residential units, and the Department of Buildings issued the first certificate of occupancy for the combined building in March 2022. Both parts of the building lie within the West End-Collegiate Historic District Extension.
The location is on Google Maps.
2. From School Campus to Condominium

The site belonged to the West End Collegiate Church and its school, whose 1891 to 1892 buildings by Robert W. Gibson stand immediately to the south and are an individual city landmark. The school added Platten Hall on West 78th Street in the 1960s and also came to own the 1915 apartment house on the corner.
In December 2015 the Landmarks Preservation Commission unanimously approved the church's plan to restore the corner building, add a small penthouse and replace Platten Hall with a new COOKFOX building. The approved restoration covered windows, cornices and two historic balconies, and the school later relocated to a new campus near West 62nd Street.
In 2018 the church sold the site to Alchemy Properties and Daishin Securities, and sales launched in April 2021 while the brick facades were still rising. The 2015 approval described 66 residences, the building was marketed with 58, and 57 homes now appear on the city's tax roll.
Ask which parts of the 1915 structure were retained and which systems were replaced in the conversion.
3. Design, Interiors and Amenities

COOKFOX gave the complex distinct facades in granite, limestone and brick with ornamental polychrome terracotta. The new section pairs cream and deep red brick with metal screens, terraces and Juliet balconies, and a custom sundial is set into the exterior.
Inside, kitchens have custom cabinetry by Christopher Peacock and floors are white oak laid in herringbone. Layouts range from one to six bedrooms, and about 90% of the residences have direct elevator entry into a private landing. Some homes also have kitchen islands and separate pantries.
Some 11,000 square feet of amenities include a 75-foot saltwater pool with a sauna, a squash court, a half basketball court, a fitness centre with a yoga studio, a music room with a recording studio and a children's playroom. A private garage has a covered drop-off, and parking and storage were offered for purchase separately.
Confirm in writing whether parking or storage conveys with a specific apartment or must be bought separately.
4. Buying Here as an Overseas Purchaser

Because 378 West End Avenue is a condominium, there is no co-op board approval, and a buyer abroad can purchase in a personal name or, where the condominium documents allow, through an entity. Mortgage finance for foreign nationals is available, but lenders ask for larger deposits and fuller documentation, so start the application before making an offer.
The buyer pays New York's mansion tax on residential purchases of $1 million or more, charged on the whole price at rates rising from 1% between $1 million and $2 million to 3.9% at $25 million and above. Since July 2026 the city has also levied an annual pied-à-terre surcharge on high-value apartments that are no one's primary residence, and its administration is before the courts.
On a later sale by a foreign owner, the buyer must withhold 15% of the gross price under FIRPTA unless an IRS withholding certificate reduces it. A non-resident who is not a US citizen has only a $60,000 estate tax exemption on US-situs assets unless a treaty provides more, so settle the ownership structure with tax counsel before contract.
Decide who or what will own the apartment before the contract, not at closing.
Recorded Sales: What the Public Record Shows
NYC's Department of Finance records every sale with its address and price. Between January 2023 and September 2026 it recorded 18 sales of apartments at 378 West End Avenue, at a median price of $7.19 million. Half of them closed between $6.09 million and $8.76 million; the highest was $24.75 million.
| Year | Sales | Median price | Highest price |
|---|---|---|---|
| 2023 | 12 | $7.74 million | $24.75 million |
| 2024 | 4 | $6.03 million | $9.1 million |
| 2025 | 1 | $7.28 million | $7.28 million |
| 2026 (Jan–Sep) | 1 | $3.88 million | $3.88 million |

A median across a whole building mixes small and large apartments, low floors and high ones, so it describes the building rather than any one residence. Use it to see how often apartments here change hands and where the building's prices sit. Price a specific apartment from recorded sales on the same line and floor range, which can be pulled from the deed records before you make an offer.
These are recorded deed prices, not asking prices, and none of them is a Reinvent NY transaction. A sale appears in the record weeks after closing, and a deed price can include a parking space or storage unit bought at the same time.
Final Thoughts: A Restored Corner, a New Building

378 West End Avenue pairs a new building and an extensive amenity programme with a restored 1915 corner facade, on a block it shares with a landmarked church. Because it sits in a historic district, exterior changes such as windows or terrace enclosures need Landmarks Preservation Commission approval.
Read the offering plan and its amendments, the latest financial statements and recent board minutes, and ask how the pool, courts and garage are budgeted. Each owner carries a share of those costs, and with 57 homes there are fewer owners to spread them across than in a larger tower.
Price a specific apartment from recorded sales on the same line and floor range rather than a building-wide average, and note whether it sits in the 1915 building or the new section. The two parts were built about a century apart, and their layouts and exposures differ.
Request the offering plan amendments and the latest financial statement before you schedule a viewing.
Figures here describe the building, not any one apartment. Asking prices, monthly carrying costs, tax abatement status and sublet rules are established unit by unit from the offering plan, the most recent financial statement and the managing agent.
