The Henry at 211 West 84th Street, Upper West Side
The Henry, at 211 West 84th Street, is an 18-storey condominium of 45 residences developed by Naftali Group and designed inside and out by Robert A.M. Stern Architects.
It is new construction written in the language of the Upper West Side's prewar apartment houses, and buying there means buying from the developer. Here is what that involves.
1. What the Building Is

The Henry stands on West 84th Street, running east from the corner of Broadway toward Amsterdam Avenue, two blocks south of the 86th Street station on the 1 train. Naftali Group developed it, and Robert A.M. Stern Architects designed its architecture, interiors and gardens.
It is a condominium of 45 residences over 18 storeys, with three- to six-bedroom layouts that include half-floor and full-floor apartments, townhouses and penthouses. The city's tax roll lists the 45 residential units plus one ground-floor commercial unit, planned as 2,898 square feet of retail.

Building facts. Unit-level figures such as size, monthly charges and tax must be obtained for each apartment.
Construction topped out in July 2024 and sales launched that September. The Department of Buildings issued the first certificate of occupancy in December 2025, and in August 2026 the developer described the building as approaching completion.

2. A New Building in a Prewar Idiom

The Henry is clad in Indiana limestone and hand-set brick, with a rusticated limestone base, bay windows and sculpted stone and metal details. Its symmetrical crown steps back in a series of terraces lined with glass and metal railings, finishing in a landscaped roof deck. The design draws on the Upper West Side's classic prewar apartment buildings.
It is the first Naftali project for which RAMSA designed both the exterior and the interiors, and Hill West Architects served as architect of record. Apartments are specified with white oak floors and cabinetry, Calacatta marble and polished nickel hardware. Layouts are planned around open kitchens, large living and dining rooms and oversized windows.
The site held four low-rise residential buildings at 207 to 221 West 84th Street, demolished from 2023. One, Eagle Court at 215 West 84th Street, bore one of two competing plaques for the farmhouse where Edgar Allan Poe lived in the 1840s, a site still disputed.
Ask the sponsor which finishes are standard and which are upgrades in the apartment you are considering.
3. Amenities and Life on Upper Broadway

For a building of 45 homes the amenity list is long: a fitness centre and yoga studio, a two-lane bowling alley, a half-court basketball court, an indoor pickleball court and a spa with steam room and sauna. A private cinema, children's playroom, library and lounge complete the indoor spaces.
A club floor holds a salon, a billiards lounge and a private dining room with a catering kitchen, and outdoors there is a formal garden and a rooftop terrace with a fire pit, outdoor kitchen and bocce court. Arrival is through a 24-hour attended lobby and a private porte-cochère with automated parking.
Just west, across Broadway, the city named West 84th Street from Broadway to Riverside Drive Edgar Allan Poe Street in 1980, and Riverside Park lies at its far end. Several buildings across Broadway, including The Alameda, are in the Riverside-West End Historic District Extension I, while The Henry itself is outside any historic district.
Ask how amenity fees, parking spaces and court bookings are allocated before you sign.
4. Buying Here as an Overseas Purchaser

Because The Henry is a condominium, there is no co-op board approval, and foreign buyers can purchase without the financial disclosure a co-op board would demand. Financing for foreign nationals is available from some lenders, but expect larger deposits and fuller documentation than a US borrower faces.
At closing the buyer pays New York's mansion tax on residential purchases of $1 million or more, charged on the whole price at graduated rates from 1% between $1 million and $2 million up to 3.9% at $25 million and above. On a later sale, a foreign owner faces FIRPTA withholding of 15% of the gross price unless an IRS withholding certificate reduces it.
A non-resident who is not a US citizen has only a $60,000 US estate tax exemption on US-situs assets, so settle the ownership structure with tax counsel before contract. Since July 2026 New York City also levies an annual pied-à-terre surcharge on high-value apartments that are not anyone's primary residence, and its administration is before the courts.
Settle structure and financing first, then make the offer.
Recorded Sales: What the Public Record Shows
NYC's Department of Finance records every sale with its address and price. Between January 2023 and September 2026 it recorded 38 sales of apartments at The Henry, at a median price of $7.3 million. Half of them closed between $6 million and $12.45 million; the highest was $28.69 million.
| Year | Sales | Median price | Highest price |
|---|---|---|---|
| 2023 | 0 | — | — |
| 2024 | 0 | — | — |
| 2025 | 1 | $6.89 million | $6.89 million |
| 2026 (Jan–Sep) | 37 | $7.3 million | $28.69 million |

A median across a whole building mixes small and large apartments, low floors and high ones, so it describes the building rather than any one residence. Use it to see how often apartments here change hands and where the building's prices sit. Price a specific apartment from recorded sales on the same line and floor range, which can be pulled from the deed records before you make an offer.
These are recorded deed prices, not asking prices, and none of them is a Reinvent NY transaction. A sale appears in the record weeks after closing, and a deed price can include a parking space or storage unit bought at the same time.
Final Thoughts: Buying New Among Prewar Neighbours

The Henry combines new construction and condominium ownership with large family layouts and a full amenity program, behind a limestone facade designed to sit among its prewar neighbours. With 45 homes it is a small condominium, so budgets and assessments will rest with a small group of owners once the sponsor gives up control of the board.
Buying from the sponsor means buying under an offering plan that the New York State Attorney General must accept for filing before units are sold. Its first-year budget is the sponsor's projection rather than a record of actual costs, so read the plan and its amendments closely.
The certificate of occupancy first issued in December 2025 has been renewed several times since, and a final certificate does not need renewal, so ask where it stands before closing. Then price a specific apartment from recorded sales on the same line and floor range.
Request the offering plan, its latest amendment and the certificate of occupancy before you schedule a viewing.
Figures here describe the building, not any one apartment. Asking prices, monthly carrying costs, tax abatement status and sublet rules are established unit by unit from the offering plan, the most recent financial statement and the managing agent.
