Point 1Search to accepted offer (weeks 1-8+)
The search phase runs on preparation already made: credentials assembled (the pre-approval guide's package), criteria genuinely decided, and the touring discipline our diligence guides describe — the visit protocols, the building reads, the honest note-taking that keeps twelve apartments distinct. Searches average weeks-to-months; the variance is decision-readiness, not inventory.
The offer-to-acceptance interval moves fast: offers submitted with credentials, negotiation or best-and-final per the competition guides, and acceptance — which in New York binds nothing. The accepted offer starts the real race: the attorney sprint to contract while the seller can still entertain others. Speed through this window is preparation's entire payoff.
Point 2Acceptance to signed contract (days 3-14)
The compressed diligence sprint: your attorney reviews the building's documents (financials, minutes, offering plan — the reading-financials chapters at deal speed), the contract negotiates (deposit protections, contingencies, the terms our contract guides map), inspections happen where the property type warrants (townhouse yes, high-floor condo judgment call), and the decision crystallizes: sign with 10% attached, or walk while walking is free.
This window's cross-border texture: time zones compress effective working days, document reviews queue with your attorney's other closings, and the buyer who empowered counsel to move — decisions pre-framed, availability committed — signs while the hesitant buyer's seller entertains backups. Point 3Contract to clear-to-close (weeks 4-12)
The waiting phase's discipline is responsiveness: lender document requests answered in hours not days, board package supplements produced on demand, and rate-lock calendars managed against the drift. The deals that slip here slip on unanswered emails — the least glamorous failure mode in the book.

Point 4Clear-to-close through moving in
The final sequence: closing scheduled (all parties' calendars, a real constraint), the walk-through within hours of the table (the closing-day guide's checklist), funds positioned days early (cleared, verified, the wire discipline absolute), the closing itself, and the first-72-hours protocol our handover guide scripts — locks, photos, utilities, the file.
The cross-border pre-work that should have started before the search, listed once more: ITIN applications (months of lead), entity formation where the structure guides concluded one (weeks), POA drafting and consularization (weeks), banking establishment (the US account everything routes through), and translated credentials (the documents guide's package). Buyers who launch these with the search run the timeline above; buyers who discover them mid-deal add their lead times to every phase. Commonly three-to-six months from serious search to keys: weeks searching, a fortnight to contract, one-to-three months of parallel tracks, then closing. Co-op boards and financing set most calendars.
All-cash condo or sponsor deals with prepared buyers: offer to keys inside six-to-eight weeks. Cash, credentials, and responsive counsel are the accelerants.
Unanswered document requests during the parallel-track phase, and the acceptance-to-contract window where hesitation invites backup offers. Responsiveness is the timeline's quiet engine.
At contract signing — days one-to-two weeks after acceptance. The deposit chapter covers its protections; the funds should be positioned before the offer.
