Point 1The credential ladder
Financing credentials ascend: pre-qualification (a lender's unverified estimate — near-worthless in NYC's market), pre-approval (credit pulled, documents reviewed, a conditional commitment letter — the working standard), and underwritten pre-approval (full underwriting done, property-only conditions remaining — the strongest paper short of cash). Each rung up strengthens offers exactly as the bidding-war guide's certainty logic predicts.
Cash buyers substitute proof of funds: recent statements showing liquid assets covering price plus costs, or bank letters attesting the same. The documents circulate with offers — redacted sensibly (account numbers masked, balances visible) but genuinely verifiable, because listing agents check.

Manhattan's particular ritual: the REBNY Financial Statement — a standardized personal balance sheet (assets, liabilities, income) submitted with offers on most co-ops and many condos. It previews the board package, lets sellers assess co-op passability before accepting, and its quality signals buyer seriousness the way the certainty levers do.
Completing it well is strategy: consistent with the eventual board package (discrepancies surface), honest but well-organized (assets categorized, liabilities explained), and — for complex cross-border balance sheets — prepared with your agent's coaching, because the reader is a seller's agent triaging offers and the document is your first impression.
Point 3Timing and shelf life
The sequencing echoes the whole library: credentials before enthusiasm. A buyer who finds the apartment first and assembles papers second loses exactly the competitive weeks that decide hot listings — the preparation is the speed.
