Financing credentials ascend: pre-qualification (a lender's unverified estimate — near-worthless in NYC's market), pre-approval (credit pulled, documents reviewed, a conditional commitment letter — the working standard), and underwritten pre-approval (full underwriting done, property-only conditions remaining — the strongest paper short of cash).
