HOA (Homeowners Association)

A Homeowners Association manages a residential community — condos, townhomes, or planned developments — collecting monthly fees for shared amenities, maintenance, insurance, and staff. NYC condo HOA fees (called 'common charges') average $1.50-$2.50 per square foot monthly — a 1,000 sq ft unit pays $1,500-$2,500/month. HOA fees cover building maintenance, doorman/concierge, gym, pool, insurance, and reserves. Before purchasing, review the HOA's financial statements, reserve fund balance (should be 10%+ of annual budget), and any pending special assessments.
