What Is the EB-5 Green Card?
The EB-5 Immigrant Investor Program allows foreign nationals to obtain a US green card by making a qualifying investment in a US commercial enterprise that creates at least 10 full-time jobs for US workers.

How It Works
You invest in a USCIS-approved project through a Regional Center — an entity designated by the government to manage pooled EB-5 investments. Your capital is deployed into real estate development, infrastructure, or other job-creating projects. In exchange, you and your immediate family receive conditional green cards, which become permanent after two years.
Your investment is not a donation — it is capital at risk in a real commercial project. While returns are not guaranteed and principal repayment depends on the project's success, many Regional Center projects are structured to provide a return on investment after the required investment period (typically 5-7 years). The key benefit is the green card itself — permanent US residency for your entire family.
Rural TEA vs. Urban TEA
Under the EB-5 Reform and Integrity Act (2022), projects in Targeted Employment Areas (TEA) qualify for the reduced $800,000 investment threshold. There are two types of TEA — and the difference matters significantly for processing times and visa availability.
Rural TEA
Projects located outside metropolitan areas. These receive the most favorable treatment under current law — with dedicated visa set-asides and priority processing.
Best for: Investors who prioritize speed and want the fastest path to a green card.
High Unemployment TEA
Projects in urban areas with unemployment rates at least 150% of the national average. Includes major cities like New York, Los Angeles, and Miami.
Best for: Investors who prefer urban real estate projects in established markets.

Project performance, return on investment, and repayment timelines depend entirely on the specific project.
