The price of
what the window holds

Two identical apartments, thirty floors apart, can differ by twenty percent. Some of that premium is durable; some is one construction crane from evaporating. Knowing which is the skill.

Point 1How the market prices altitude

Floor premiums are real and roughly linear in ordinary ranges — a fraction of a percent to one percent per floor in typical towers — then jump at thresholds: above surrounding rooftops, above the treeline on park-facing lines, at 'named' penthouse levels. What is being bought is light, quiet, and horizon, and the market prices the change-points more than the floor number.

Direction stacks on top: south light, park or river frontage, and corner exposures command their own premiums, and combinations compound. The same tower's best line can trade at half again the price per square foot of its worst — a spread larger than most neighborhood differences.

Point 2Durable premiums vs fragile ones

A protected view — over a landmarked district, a park, a river — is a scarce asset that appreciates with the market; the premium is durable because the obstruction cannot be built. A view over low-rise lots zoned for towers is a lease on someone else's patience: the premium is real until the crane arrives, then transfers to the new building that took it.

The market chronically misprices this difference in both directions: paying protected-view money for developable-lot views, and occasionally discounting genuinely protected sightlines out of generic caution. The mispricing is your opportunity in either direction — but only if you did the zoning homework.

Point 3Checking a view's future

The one-line version: a view is only as protected as the zoning under it. 'It's been open for forty years' is a sentiment; the as-of-right envelope on the intervening lots is a fact. Pay premiums for facts.

Point 4Premiums at resale, and the middle path

Durable-view apartments resell into perpetual scarcity and hold value in soft markets better than their buildings; lost-view apartments reprice brutally and carry the story forever. High floors without special views hold their modest premiums fine — altitude itself never gets built away, only the sightlines.

The value play many buyers miss: the highest floor below the premium jump — the apartment one threshold short of the view line often prices disproportionately below it while delivering most of the light and quiet. In buildings where the true view floors carry trophy pricing, the floor just under the trophy is frequently the best value in the line.

How much more do higher floors cost in NYC?

Commonly a fraction of a percent to one percent per floor in normal ranges, with jumps at change-points — clearing rooftops, treelines, and penthouse designations. The line and light matter more than the number.

What counts as a protected view?

Views across parks, rivers, and landmarked districts — obstructions that cannot legally be built. Everything else is protected only by the zoning of the land in between.

How do I check if a view can be blocked?

Map what the view crosses, check those lots' zoning envelopes, look for transferred air rights and assembled sites, and search DOB filings for projects already coming. An hour's work before contract.

Do view premiums survive resale?

Durable ones strengthen — scarcity compounds. Views lost to new construction reprice immediately and permanently; the discount arrives faster than the crane.

Is a high floor worth it without a view?

Altitude buys light and quiet that no one can build away, and modest floor premiums hold at resale. It is the sightline premiums, not the height premiums, that carry zoning risk.

Where is the value in a view building?

Often the floor just below the premium threshold — most of the light, none of the trophy pricing. In lines where view floors carry dramatic step-ups, the step below is the arbitrage.
