After months of contract and diligence, closing is two hours of signatures and wires — if everyone prepared. Here is the room, the paper, and the remote version for owners abroad.

Point 1The final walk-through

Hours before closing you visit the apartment one last time: vacant (or as contracted), systems functioning, included items present, no new damage since contract. The walk-through is not a renegotiation — it verifies the contract's promised condition, and genuine problems found become credits, escrows, or in rare cases adjournments negotiated at the table.

Run taps, test appliances, open every closet, and photograph anything questionable. The hour spent here is the last leverage of the purchase; after the deed records, discoveries become your maintenance.

Point 2The room and the paper

A condo closing seats buyer and seller (or their attorneys), both counsel, the title closer, and lender's counsel if financed; co-op closings happen at the managing agent's office with the transfer agent and lender's counsel for the share loan. Remote and hybrid closings are now routine — many buyers never sit at the table at all.

The signing stack: the deed (or stock certificate and proprietary lease for co-ops), transfer tax returns, mortgage documents if financing, title affidavits, and the closing statement reconciling every dollar — purchase price, adjustments for taxes and charges prorated to the day, credits, and the wires that settle it all. Your attorney walks you through each; your job is identification, signatures, and questions asked before signing, not after.

Point 3Money on the day

The single most important habit: verify wire instructions by calling a known number before every transfer. Closing-week wire fraud is the industry's persistent plague, and money wired to a fraudster's account does not come back. Slow is safe; verified is essential.

Point 4Closing from abroad

Overseas buyers close three ways: fly in (pleasant, unnecessary), sign remotely with counsel holding documents in escrow (common), or grant a power of attorney to your attorney or representative who signs everything at the table (cleanest). POAs for New York closings need precise forms, notarization — abroad, via US consulates or apostilled notarization depending on the document — and lender pre-approval if financing, so the paperwork starts weeks early.

After the day: your attorney sends the closing binder — deed or lease, title policy, statement, everything signed. Store it twice (cloud and paper), because refinances, sales, tax filings, and estates will each ask for it across the decades. The binder is the purchase's permanent record; owners who keep it organized save future professionals hours billed at future rates.

Do I have to attend my NYC closing in person?

No — remote signings and powers of attorney close purchases routinely for overseas buyers. POA paperwork and any lender approvals need weeks of lead time.

What can go wrong at the walk-through?

Missing fixtures, new damage, or an apartment not vacated as contracted — typically resolved by credits or escrows at the table. Photograph issues and let counsel negotiate.

When do I wire the purchase balance?

Before closing, per your attorney's instruction, as cleared funds — same-day wires risk cutoffs and adjournment. Always verify instructions by phone against a known number.

How long does closing take?

One to two hours when prepared; co-op closings at managing agents run similar. The months before the table are the actual work.

What are 'adjustments' on the statement?

Prorations of property taxes, common charges or maintenance, and fuel to the closing date, so each party pays exactly their period. They shift the cash due by real amounts — read the statement the day before.

What documents do I keep afterward?

The entire closing binder — deed or shares and lease, title policy, closing statement, loan documents — stored durably. Every future transaction and filing references it.
