Point 1The heating families
Steam — the prewar signature: central boilers pushing steam to radiators, heat included in maintenance, gloriously warm and famously unregulatable (the clanking and the open-window winter are the same system). Hydronic — hot water loops, better control, mid-century onward. PTAC units — the through-wall boxes of postwar and budget new construction: per-room control, electric bills yours, aesthetics negotiable.
Modern construction runs VRF and heat pumps — refrigerant-based, heating and cooling from the same equipment, room-level control, and the system the electrification laws favor. The gradient is control and efficiency versus vintage charm; the bill's address (building's or yours) rides along.
Point 2Cooling: what can be added, and what cannot
Buyers underweight cooling until July: a prewar beauty with no sleeve, no ducts, and a landmark facade may be a window-unit apartment forever. If ducted air matters to you, verify feasibility — ceiling depth, riser access, electrical headroom — before contract, not during renovation design.

Point 3What systems cost, monthly and eventually
Heat-in-maintenance buildings socialize the boiler's fuel and repairs — visible only when charges rise or assessments land for replacement (boilers, like roofs, are six-figure building events on decadal clocks). Metered systems — PTAC, VRF with submeters — move consumption to your bill, rewarding insulation and rational use.
Diligence reads: the boiler's age and the reserve for its successor (financial statements), fuel type (oil conversions still linger in older stock), and complaint history in minutes (heat complaints are habitability tinder). An old boiler with no reserve is an assessment with a date to be named.
Point 4The electrification decade
Local Law 97's emissions caps are, mechanically, a systems law: fossil boilers and inefficient plants generate fines that escalate through the 2030s, and the compliance paths run through heat pumps, electrification, and envelope work. Buildings are commissioning studies, choosing paths, and — in the well-run cases — scheduling the capital calendar now.
For buyers this converts systems into pricing: a building with a modern electrified plant carries a compliance asset; one with a 1980s oil boiler and no plan carries a liability the maintenance does not yet show. Ask for the LL97 study in diligence exactly as you ask for financials — the answer is worth real money in both directions, and the question signals a buyer who knows the decade ahead.
Single-pipe steam systems regulate poorly at the room level — the design trade of their era. Thermostatic radiator valves and building-level controls mitigate; open windows remain the folk remedy.
