EB-5 直接投資は、EB-5 投資家移民プログラムの 2 つの経路のうちの 1 つです。リージョナルセンター経由ではなく、投資家が直接、新規の商業事業体に投資し、10 名以上の米国人フルタイム雇用を自ら創出する責任を負います。
最低投資額は、一般地域で 1,050,000 ドル、ターゲット雇用地域（TEA：農村部や高失業率地域）で 800,000 ドルです。投資資金が合法的に得られたものであること、リスクのある投資（元本保証なし）であることを証明する必要があります。
直接投資はビジネスへの管理権限が大きい一方、雇用創出と経営に積極的に関わる必要があります。条件付きグリーンカードの 2 年間の後、雇用創出と投資維持を証明して永住権を取得します。
