Sie deckt frühere Eigentümer, ausstehende Hypotheken, unbezahlte Steuern und mögliche Ansprüche Dritter auf. In der Regel wird nach der Titelrecherche eine Titelversicherung abgeschlossen, die den Käufer vor zukünftigen Ansprüchen schützt.
