Closing costs are the fees and expenses paid at the time of completing a real estate purchase, beyond the property's sale price. For buyers, closing costs typically range from 2-5% of the purchase price. In New York City, buyer costs include attorney fees ($2,000-$5,000), title insurance (0.5-1% of price), mortgage recording tax (1.8-1.925% for loans over $500K), and mansion tax (1-3.9% for properties over $1M). For a $1 million NYC condo, a buyer should budget approximately $40,000-$60,000 in closing costs.
